It is important to review all of your maintenance and warranty documents. Below are some quick tips. By no means is this information intended to be all-inclusive. Maintenance Tips
When you first move in...
- Seal grout with sealer.
- Flush water from sinks and run water through tub.
- Flush refrigerator line.
- Refer to the information received during the purchase of your home for information on care of floor coverings.
Interior Maintenance
- Re-caulk showers, tubs & sinks regularly to prevent water penetration.
- Clean cabinets with furniture polish. UA damp towel will damage finish.
- To clean dishwasher, add one cup of vinegar and run through cycle.
- Wax cultured marble top with turtle wax annually.
- Drain water heater and check pressure valve annually.
- To re-set garbage disposal if jammed, use an Allen wrench on the bottom of unit under kitchen sink. Turn until contents spin, push red reset button and then turn switch on.
- One year warranty on HVAC.
- Change furnace air filter monthly.
- Check HVAC system every April and September for proper operation.
Exterior Maintenance
- Clean weep holes in windows every September prior to rainy season.
- Seal stucco cracks and touch up paint annually.
- Re-paint exterior every three to five years.
- Wrap exposed pipes to prevent bursts from extreme cold weather.
- Maintain backyard grading and drainage. Avoid excessive water contact from landscaping with exterior of home, concrete patios, walkways and driveways. Watering near any concrete (patios, walkways, foundation) will cause expansive soil to expand and damage concrete.
- Turn off sprinkler system at beginning of rainy season.
- Keep drain outlet lines free of grass in front yard at sidewalks.
- Avoid over-watering to prevent run-off to lower lying properties.
- Use silicone spray on patio door tracks and horizontal window tracks for smooth operation.
- The sewer clean out at the street is for city use.
- Have the roof inspected for cracked tile, bent metal flashing, unobstructed scuppers (if applicable), seal around metal vents, and check mud balls on ridges for cracking (repair as necessary). Do NOT walk on roof! Have a professional roofer inspect or view from a ladder
- Wood mold can be cleaned with a combination of Clorox and water.
