Winter

  • Adjust sprinkler timer setting for the winter season.
  • Pest Control (Quarterly).
  • Check furnace filter (Monthly).
  • Check smoke detectors (Change batteries twice a year).
  • Check drainage swales for proper flow.
  • Flush out exterior yard drains and keep free of grass and debris.
  • Inspect shower grout and tub caulking and regrout or caulk as needed. (Clear silicone caulking for shower doors.)
  • Inspect ceramic tile countertops and reseal grout as needed.
  • Inspect weather stripping on all doors.
  • Inspect plumbing fixtures.
  • Test alarm system (if applicable).
  • Test GFCI receptacles. Also exterior receptacles. (Reset located interior garage wall.
  • Wrap any exposed exterior water lines in case of freezing temperatures.
  • Check all window weep holes. Clean if dirty.
  • DO NOT walk on roof if you are installing Christmas lights or decorations.

 

Fall

    • Check furnace filter (Monthly).
    • Check smoke detectors (Change batteries twice a year).
    • Check heater for proper operation. (Don’t wait until it gets cold!)
    • Clean gutters and downspouts.
    • Inspect roof and roof vents. (Do NOT walk on roof!) ** View from a ladder.
    • Inspect shower grout and tub caulking and recaulk and grout as needed. (Clear silicone caulking for shower doors.)
    • Inspect dryer vent for lint and debris.
    • Test alarm system (if applicable).
    • Test GFCI receptacles. Also exterior receptacles. (Reset located interior garage wall)
    • Test fireplace operation. If using for 1st time, run for at least an hour.
    • Flush out exterior yard drains and keep free of grass and debris.
    • Clean out exterior window weep holes.
    • Check plumbing connections.
    • Lubricate rollers and guides on garage door and opener. **See manufacturers cleaning instructions.
    • NEVER dump any chemical, concrete (construction material), grass, etc. into your storm drains located in the street curb. This will eventually block the storm drain and cause them to back up. Additionally, chemicals flow to our water systems and pollute them! These storm drains are City/County maintained. During a long rain storm, these drains can back up into your streets and yard if they are full of debris.
    • As cooler weather approaches, be sure to check your sprinkler timer and adjust accordingly. When landscaping was first installed, your timer was set to water often so that the plants would establish properly. Once your plants have taken root, you will want to adjust your timer. If your lawn starts to turn yellow, that is a sign of either too much water or not enough fertilizer. If you are not sure, consult your local nursery.
